The Residences
Designed to be lived in slowly. The architectural model shows two mid-rise buildings with rounded corners and deep terraces that wrap every floor, facing a private beach and a calm lagoon.
A wide stretch of sand lined with palms, sunloungers and shade umbrellas, a few steps from the lobby.
Rounded balconies run around each floor, with floor-to-ceiling glass and views across the water.
Landscaped gardens and pool terraces sit between the two buildings, shaded by mature trees.
Each building is roughly ten storeys, so the development feels closer to a resort than a tower.
Images show the architectural model at the sales gallery and are for illustration only. Final design, specifications and unit mix are subject to the developer's official release.
Amenities
The first six amenities below are visible on the sales gallery model. The rest are typical of JW Marriott residences and will be confirmed when the developer publishes the full amenity list.
A private stretch of sand reserved for residents, with sunloungers and shade umbrellas.
Pool decks set in the gardens between the two buildings, a short walk from the sand.

Low pavilions between the pools and the beach, suited to lounging, dining or a beach club.
Calm, sheltered water along the shoreline, visible from the terraces.
A landscaped drive-up entrance and drop-off in front of the residences.
Treatment rooms and quiet spaces, in line with JW Marriott's focus on wellbeing.

The JW Way
JW Marriott branded residences around the world pair private ownership with the brand's hospitality. Service packages for Yas Island will be confirmed at launch. Buyers can expect the kind of service the brand usually offers:
Spaces for rest and renewal, following the brand's focus on being present, nourished and well.
Concierge, arrivals and household requests handled by staff trained to hotel standards.
Beach, pools and gardens designed as one resort setting rather than shared building amenities.
Ownership backed by Marriott International, a hospitality group with more than 30 brands worldwide.
Few addresses on Yas Island open directly onto their own beach.
Yas Island, Abu Dhabi
Marriott Residences Yas Island Abu Dhabi places you on the capital's leisure island. Yas Island is home to the Formula 1 Abu Dhabi Grand Prix, world-class theme parks, a championship links golf course and the Yas Bay waterfront. It is also the planned home of Disneyland Abu Dhabi, announced in 2025.
Yas Island is a designated investment zone, so buyers of any nationality can own property there. Zayed International Airport is a short drive away.
Approximate drive times from central Yas Island. They will vary with the final plot location and traffic.
Why Invest
A globally recognised hospitality brand, a beachfront address and one of Abu Dhabi's fastest-growing destinations, in a market open to buyers of every nationality.
Branded residences typically sell at a premium to comparable non-branded homes. Knight Frank and Savills put the global average at 25–35%.
Homes with a private beach are rare on Yas Island, and supply of this kind is limited by the shoreline itself.
Announced in 2025 for Yas Island. Analysts expect it to lift visitor numbers and housing demand across the island.
Formula 1, Etihad Arena concerts, theme parks and golf keep visitors on Yas Island all year, supporting holiday-home and rental demand.
A property investment of AED 2 million or more can qualify buyers for the UAE's 10-year Golden Visa, subject to current rules.
The UAE levies no personal income tax on rental income and no annual property tax. Buyers can own freehold in investment zones such as Yas Island.
